Overview

What mold work actually involves

Mold needs three things: moisture, an organic food source, and time. Building materials supply the food, so controlling moisture is the entire game. Any remediation that removes visible growth without correcting the water source is temporary, and the growth returns — usually in the same place.

The other half of doing this properly is containment. Disturbing mold releases spores, and cleaning a significant area without isolating it first spreads the problem into rooms that were previously unaffected. We establish containment and negative air pressure before removal begins, not after.

We do not offer medical opinions about mold exposure, and we are careful not to. What we can tell you is that mold degrades building materials, that it should be removed under containment so it is not spread through the rest of the property, and that the moisture source has to be corrected for the work to hold.

Warning Signs

When to call us

Any one of these is worth a phone call. Several together usually means the problem is larger than it appears.

  • A persistent musty smell

    A damp, earthy odor that does not clear is one of the most reliable indicators of hidden growth.

  • Visible discoloration

    Black, green or white patches on walls, ceilings, baseboards or grout warrant assessment.

  • Bubbling or warping paint

    Paint that lifts, or wallpaper that peels at the seams, usually means moisture behind the surface.

  • A past water event never dried

    Any leak or flood that was cleaned up but not properly dried is a likely growth site.

  • Condensation on windows or pipes

    Ongoing condensation indicates humidity levels high enough to support growth.

  • Symptoms that ease when you leave

    If discomfort consistently improves away from the building, have the building assessed — and speak with a physician.

How we approach mold

    Barriers and negative air pressure isolate the work area so spores are not spread during removal.

    Air filtration

    HEPA air scrubbers run throughout the work to capture airborne particles.

    Removal and cleaning

    Affected materials are removed and bagged under containment; salvageable surfaces are HEPA-vacuumed and cleaned.

    Moisture source correction

    We address the water intrusion, or coordinate the repair, so conditions no longer support regrowth.

    Drying and verification

    The area is dried to documented standards and visually verified before the containment comes down.
